This Pizza has closed! anyone know why?

Business was off dramatically in the past 10 years. Very little dine-in customers. Changing to all frozen ingredients made for lower quality pizzas, but prices were still too high in a town with so much competition. Hard to compete when a Little Ceasars is across the street from them.
I think they had issues with the lease - all other was good but numbers were not adding up - that's what I heard - not the first one to close due to this problem
